Full estate cleanout
The whole house, top to bottom: attic, bedrooms, kitchen, basement, garage, shed. You mark what stays, we take everything else. Donation-worthy items are separated on site and delivered to a local nonprofit with receipts issued to the estate.
Most full-house jobs finish in one day. Larger properties and heavy accumulation run two to three.
Hoarding cleanouts
Heavy-accumulation work is slower, more careful, and priced separately. What changes: we sort rather than clear, floors get checked before crews load in, and we work in agreed sections so the homeowner is not confronted with an empty house at the end of one afternoon.
If there is animal waste, spoiled food, or biological contamination, that is a specialty remediation job. We will tell you that on the walkthrough and point you to someone licensed for it rather than take the money.
Rental and eviction turnovers
Tenant left the unit full. You need it rentable. We clear it, haul it, and photograph it so you have documentation of condition. Same-week scheduling in Ypsilanti Township, Pittsfield and western Wayne where turn time is the whole economics of the unit.
Basement, attic and garage clear-outs
The most common call we get is not a full estate. It is one adult child who has been putting off the basement for three years. Single-space clear-outs are priced as their own job, usually $350 to $1,100 depending on volume and stairs.
Sheds, outbuildings and hot tubs
Demolition and removal of collapsing sheds, deck sections, above-ground pools and hot tubs. These need to be scoped on site because dump weight and disassembly time drive the price entirely.
What we do not do
Being straight about the boundaries saves everyone a wasted appointment.
- Hazardous materials. Asbestos, lead abatement, chemical drums, medical waste. Washtenaw County runs a Home Toxics Center for household chemicals and paint, and that is the right route for those.
- Biological remediation. Sewage, mold abatement, unattended-death cleanup. Different licensing, different insurance, different company.
- Appraisals and estate sales. We can tell you when you need one. We do not run them, and we do not buy contents.
- Anything requiring a Michigan residential builder license. Structural demolition, wall removal, anything touching the building envelope.
